Germinating seed that benefits from warmth.
As a general principle the seed of deciduous trees needs some time in refrigeration to initiate germination. With fruit trees, the greater the winter chilling needed for the fruit tree, the greater the time needed in the refrigerator.
Evergreen tree seeds benefit from temperatures in the range of 20-26 degrees C. A simple propagator can be made to greatly improve the germination of many of the plants from warmer climates.
Get a large polystyrene box and put a sheet of tin or metal gauze on the bottom.
Place four bricks in it and an aquarium heater between the bricks.
Fill it with water to just above the bricks and put your seedling pots on the bricks.
Set the thermostat at the desired temperature - if unsure set at around 24 C.
Put the lid on and check daily for germination.
You may like to add a fluorescent or LED light over a sheet of glass.
